IHG Hotels & Resorts has announced a major expansion of its London footprint with the signing of a dual-branded hotel development in the heart of Waterloo.
Scheduled to open in the final quarter of 2028, the project—developed in partnership with Palm Holdings—will see the debut of two flagship properties: voco London – Waterloo and Hotel Indigo & Suites London – Waterloo, together adding more than 350 rooms to IHG’s capital portfolio.
The new development will include 182 rooms under the voco banner, IHG’s fastest-growing premium brand, known for its distinct personality and thoughtful design. Alongside it, the 172-key Hotel Indigo & Suites London – Waterloo will introduce the first “& Suites” iteration of the Hotel Indigo brand in Europe. The boutique-inspired concept promises an immersive stay rooted in the neighbourhood’s character and cultural richness.
Both hotels will share a suite of upscale amenities including restaurants, bars, cafés, a gym, and business centre, catering to the needs of both leisure and business travellers. Their strategic location places guests within walking distance of London’s most iconic landmarks—from the London Eye and the Southbank to Big Ben and the Houses of Parliament—while also offering excellent transport links via nearby Waterloo Station.
Willemijn Geels, Vice President, Development, Europe, IHG Hotels & Resorts, hailed the new properties as a “significant milestone” for IHG’s UK and Ireland growth. “This dual-branded development brings together two of our most beloved brands and introduces a new format to Europe, while strengthening our valued partnership with Palm Holdings,” she said. “With 363 hotels open and 33 in the pipeline across the UK and Ireland, this addition underscores our commitment to delivering memorable, high-quality hospitality experiences.”
Palm Holdings, already working with IHG on the upcoming Garner Hotel Haymarket Edinburgh, continues to expand its presence in the UK hospitality market with this high-profile development.
Sustainability is central to the project. The build is targeting BREEAM Excellent certification, and will incorporate air source heat pumps and solar panels to ensure all on-site energy needs are met through renewable sources, eliminating fossil fuel combustion. Leading the design and development are Studio Moren, HTS Structural Engineers, Applied Energy MEP Consultants, DP9 Planning, and other prominent industry experts.
Once open, voco London – Waterloo will join a UK network of 16 voco hotels including voco Zeal Exeter Science Park and voco Southampton, while Hotel Indigo & Suites London – Waterloo will expand IHG’s portfolio of 19 operational Hotel Indigo properties, ahead of new launches in Clerkenwell and Leeds.
Set against the backdrop of one of London’s most culturally vibrant districts, the dual-branded hotel promises to blend contemporary hospitality with local charm—offering a new standard of stay for visitors to the capital.
