Lamington Group announces details of room2 York scheme

The Lamington Group, based in London, has revealed plans for an innovative 116-room ‘eco hometel’ operating under the room2 brand.

The property will be constructed on the former tax office site in Piccadilly, known as Swinson House. The existing 35,000 sq ft building, erected in 1938, has already been demolished, and construction on its replacement is set to begin this summer, with an anticipated opening in 20261.

This development marks room2’s first venture in northern England. Initially, planning permission was granted in 2020 for a hotel on the site, which was expected to be a Marriott. However, York-based developer NorthStar took over the project, collaborating with York architects Vincent and Partners to redesign the concept. The hometel’s opening date shifted from 2024 to 2026 and is now slated for early 2026.

Situated within the historic city walls of York, room2 York will offer 116 guest rooms, a meeting space, laundry facilities, a gym, and a new cafe and bar called Winnie’s, specializing in home-cooked and locally sourced food. Lamington Group’s CEO, Robert Godwin, expressed enthusiasm for the project despite economic challenges, emphasizing their commitment to long-term environmental and social value through their One Living Planet strategy.

As a B-Corp certified company, Lamington Group adheres to the highest environmental standards. The York property will achieve ‘net zero’ status by employing ultra-low energy features, including full electrification, rooftop solar panels, wastewater heat recovery showers, and CO2 sensor-controlled ventilation. The design concept for room2 York draws inspiration from the city’s history and architectural heritage, blending modern elements with a touch of medieval influence. Expect reclaimed timber flooring, recycled textiles, and restored joinery to create a warm and inviting ambiance.

Guestrooms will showcase bold colours and artistic wallpapers – a signature of room2 hometels, where playful design takes centre stage. Additionally, stained glass lighting pendants inspired by York Cathedral’s Five Sisters window will complement carefully selected lighting, upholstery, and artwork. As with other room2 properties, local artists and makers will contribute to the project, fostering community engagement.
