Marjan, the master developer behind freehold properties in the emirate, has launched Marjan Beach, a vast 85 million sq. ft. mixed-use beach town set to transform the Northern Emirate’s waterfront.

The development is designed to deliver a blend of luxury living, tourism, and innovation — and reinforce RAK’s status as a sustainable investment hub under its Vision 2030 plan.

Positioned as a catalyst for economic diversification, Marjan Beach is expected to attract billions of dollars in lifestyle, real estate, and hospitality investment. Upon completion, the project will host 12,000 hotel keys, 22,000 residential units, and welcome a projected 74,000 residents alongside a workforce of 32,000.

Designed to accommodate 180,000 annual visitors, the project’s eight distinct neighbourhoods include waterfront resorts, commercial hubs, green parks, civic services, and an innovation centre.

The new destination features:
• 3km of beach frontage and 6.5m sq. ft. of open green space
• A beachfront hospitality and leisure district with public beach access, food and retail outlets
• Residential and commercial hubs framed by Ras Al Khaimah’s largest park
• A Civic Centre for government offices and public services
• Dedicated innovation and logistics spaces to support entrepreneurship and new industries

Abdulla Al Abdouli, CEO of Marjan, said: “We are thrilled to launch one of our most ambitious developments, Marjan Beach, which is set to transform the region’s waterfront landscape. The robust demand for Al Marjan Island and RAK Central reflects the Emirate’s economic potential — and Marjan Beach will power it further.”

Marjan Beach has been designed with sustainability and livability in mind, incorporating renewable energy, cultural spaces, and well-being facilities. Its location offers direct access to major highways and proximity to landmark projects including Wynn Al Marjan Island, Al Hamra Village, and RAKEZ.

The development strengthens RAK’s appeal for both global investors and residents, with Marjan positioning the project as the UAE’s most comprehensive mixed-use beach town — a destination where waterfront luxury, innovation, and sustainability converge.
