The Motel One Group has announced the acquisition of seven city-centre hotels in Germany and Austria from Flemings Hotels, marking a major step in its strategy to drive future growth through targeted acquisitions.
The properties, located in Munich, Frankfurt, Bremen and Vienna, will undergo comprehensive renovations and full redesigns before reopening in 2026 under Motel One’s two brands — Motel One and its lifestyle-focused The Cloud One Hotels.
The move cements Motel One’s footprint in the DACH region and underlines its ambition to expand in key European cities through high-quality, design-led properties.
The group, headquartered in Munich, said the latest expansion represents a “consistent continuation” of its long-term growth plan.
“Acquisitions will be a key component of our future growth strategy,” said Stefan Lenze, Co-CEO of Motel One Group. “Through targeted takeovers, we can accelerate our growth in established markets and central locations while continuing to offer our guests premium sites with the high quality they have come to expect.”
The hotels currently operate under the Flemings brand, and the Flemings Asset Management team will work closely with Motel One to manage the transition and redevelopment.
“We have found the right partner in Motel One to optimally reposition this hotel portfolio and fully unlock the potential of these excellent properties,” said Filip Blodinger, Managing Director of Flemings Asset Management. “We look forward to working together on the successful further development of these locations.”
The acquired hotels will remain operational during renovation, ensuring continuity for existing guests. Motel One confirmed it will retain all employees of the Flemings Hotels as part of the transaction, while the properties will continue to be owned by their current landlords.
The acquisitions are subject to approval from antitrust authorities, with completion expected later this year.
Once renovations are complete, the hotels will reflect Motel One’s signature design-led budget luxury aesthetic, featuring modern rooms, sophisticated public spaces, and central urban locations tailored to both business and leisure travellers.
Founded in 2000, Motel One has become a pioneer in Europe’s budget design hotel segment, known for its combination of affordable rates, high-end interiors and strong city-centre presence.
As of June 2025, the group operates 100 hotels with more than 28,000 rooms across 13 countries. In 2022, it launched its second brand, The Cloud One Hotels, aimed at travellers seeking an elevated lifestyle experience.
With the latest acquisitions, Motel One strengthens its position as one of Europe’s fastest-growing independent hotel operators — and signals that, in an industry increasingly shaped by consolidation, smart acquisitions are set to play a defining role in the next chapter of its growth story.
