Yeppa Studios – the team behind Atlanta restaurants Storico Fresco, Forza Storico and Yeppa & Co. from Pietro Gianni and Stephen Peterson – announces the opening of Villa Yeppa, a luxurious villa in the picturesque Emilia-Romagna region of Northern Italy.

Now available for rentals from Friday-Thursday, the serene retreat is located on the grounds of the family-run Enio Ottaviani Winery, nestled among the vines and brimming with Adriatic seaside charm. Guests can request a reservation through the villa’s website or by emailing villayeppa@yeppaco.com.

Pricing varies based on the season and type of reservation (ranging from self-catered stays or fully inclusive packages tailored to the needs of each group). Guests have a dedicated point of contact at the Enio Ottaviani Winery to assist with reservations, car services, and bespoke services to make their stay unforgettable.

“We’ve created a space where guests can immerse themselves in the beauty of Emilia-Romagna, blending the warmth of Italian tradition with modern comfort,” says Peterson. “When dreaming up Villa Yeppa, I was especially inspired by my upbringing in Rimini – it’s where I first fell in love with Italy’s vibrant culture and hospitality and connected with my long-time friend and mentor, Yeppa, whose charisma and creativity inspire all my projects.”

With elegant and refined finishes, this new venture underscores Yeppa Studio’s Italian co-founders Peterson and Gianni’s commitment to bringing guests their favourite, true Italian experiences, whether in the heart of Atlanta or amidst the rolling hills of Italy. Within a nature reserve near the Adriatic Sea, Villa Yeppa offers a unique connection between Yeppa’s Atlanta restaurants and its Italian roots as many of the wines featured at their Atlanta restaurants are sourced from this very winery. A 60-year-old, family-run winery located in San Clemente, Enio Ottaviani has been passed on from generation to generation, maintaining the motto, “We Make Wine for Friends.” Dedicated to sharing the fruit of their land with their guests, the winery team is passionate about sharing the priceless joy that is wine.

“This villa combines the hospitality I’ve built my career around with the serenity and charm of Emilia-Romagna,” says Gianni. “It’s an opportunity to share what we love most about Italy – its traditions, landscapes, and of course, its incredible wine.”

Accommodating up to 14 guests, the villa houses eight guest rooms, including a two-room suite with a shared bathroom featuring double vanities and showers. All other rooms have private bathrooms, and each room features king sized beds, fully stocked vanity sets with CULTI MILANO products and large windows that open to reveal tranquil surroundings. Ground floor rooms feature hidden doors that open directly onto the villa’s veranda. Each space is named after the wildlife residing in its lush surroundings, and simple materials like wood and soft, warm lighting mirror the tranquility of the surrounding nature and its expansive landscapes. The walls feature artworks created by Chizu Kobayashi, whose wire poems beautifully capture the essence of the villa.

The villa also boasts a full outdoor kitchen and a second-floor kitchenette, offering convenience and versatility for guests. The lower-level club room includes an additional kitchenette, a full bathroom and lounging spaces accessible through the villa or directly from the pool deck.

Incorporating top-of-the-line technologies and materials, the pool at Villa Yeppa features 100% saltwater and is seamlessly integrated with the surrounding landscape. Every detail, including the pool’s design and placement, was carefully selected to harmonize with the environment, showcasing Gianni and Peterson’s dedication to the details that make up this new venture.

Centrally located just a short drive from the Adriatic Sea, a racing track, historic towns with shopping and some of Italy’s best restaurants, wineries and more, the villa is a year-round destination, offering a unique blend of relaxation with activities and entertainment aplenty. Guests are invited to immerse themselves in what the Yeppa family lovingly dubbed, “Secret Romagna,” a hidden gem that brings together coastal charm and inland beauty where guests can experience rich traditions, vibrant festivals, bold flavours and proud locals who cherish their heritage. Villa Yeppa offers experiences for all kinds of travellers: a five-hour bike ride through breath taking landscapes of Monte San Bartolo nature reserve, a direct transport from Villa Yeppa to the sea or an exclusive golden hour sail during aperitivo time, sailing by the coast of Gabicce and Monte San Bartolo with wine and freshly cooked mussels.

Reservations are now available on the Villa’s website or by emailing villayeppa@yeppaco.com.
