Extell and Hilton unveil Waldorf Astoria Deer Valley ski-in, ski-out resort and residences

Extell Development Company and Hilton have announced plans for Waldorf Astoria Deer Valley Resort and Residences, a landmark ski-in, ski-out luxury project set to open in 2028 within the newly established Deer Valley East Village.

The development will form part of the long-awaited expansion of Deer Valley East Village and marks the first major public alpine ski resort development in North America in more than 40 years. Located adjacent to the resort’s longest new ski run, the Green Monster, the property is designed to offer seamless mountain access paired with Waldorf Astoria’s signature service and design.

A new benchmark for alpine luxury

Waldorf Astoria Deer Valley will comprise 132 hotel keys alongside 105 branded residences, ranging from one- to six-bedroom layouts sized between 1,099 and 5,155 square feet. The residences will be split across two towers, including 56 hotel residences above the main resort and a further 49 private homes in a standalone Waldorf Astoria Residences Deer Valley tower.

The property will offer direct ski access via the Green Monster run, with unobstructed views across Bald Mountain, Hail Peak and Park Peak. Architecture is being led by Kohn Pedersen Fox (KPF), with interiors by hospitality design studio AvroKO.

Gary Barnett, founder and chairman of Extell Development Company, said the project would elevate the wider East Village vision. “The addition of a Waldorf Astoria resort and residences marries the best of the real estate and hospitality worlds,” he said, adding that East Village is set to become “the crown jewel of North American ski resorts”.

Amenities designed around the mountain

Guests and residents will have access to an extensive suite of amenities, including a 15,000-square-foot spa featuring thermal facilities and a snow room, multiple fitness centres, ski valet and concierge services, a golf simulator, children’s facilities and both indoor and outdoor pools. A standout feature will be an outdoor pool and hot tub cantilevered above the ski run.

Dining and social spaces will include multiple restaurants and lounges, highlighted by Waldorf Astoria’s signature Peacock Alley. The resort will also offer 11,300 square feet of meeting and event space, including a 5,200-square-foot ballroom, alongside resident lounges and a demonstration kitchen. Construction began in May 2025.

Strengthening Hilton’s luxury footprint in Utah

Kara Randall, vice president of North America luxury and mixed-use development at Hilton, said the signing represents a major milestone for the group’s luxury growth across the Americas. Dino Michael, senior vice president and global category head for Hilton Luxury Brands, added that the project allows Waldorf Astoria to express its brand “through arrival, belonging and a deep connection to the landscape”.

The Waldorf Astoria will be the second Hilton-branded property announced for Deer Valley East Village, following the upcoming opening of a Canopy by Hilton Deer Valley overlooking the Jordanelle Reservoir.

A new gateway to Deer Valley

Situated around 40 minutes from Salt Lake City International Airport, Deer Valley East Village is being developed as a new gateway to the resort, featuring hotels, private residences, up to 250,000 square feet of retail and commercial space, and a wide range of year-round amenities.

Deer Valley’s expansion has already doubled the size of its skiable terrain, with the resort ultimately set to encompass more than 5,726 acres served by 37 chairlifts across 238 runs. The addition of Waldorf Astoria Deer Valley Resort and Residences cements East Village’s position as one of the most significant luxury alpine developments in North America.
