Ennismore and national developer PMG have announced the launch of the first-ever Delano branded residences, marking a major milestone for the iconic lifestyle brand.

Rising 90 storeys in Downtown Miami, the development will become PMG’s second supertall tower in the city and Delano’s first standalone residential project. The signing comes ahead of the much-anticipated reopening of Delano Miami Beach, reinforcing the brand’s return to prominence in South Florida.

Sales are expected to commence in March, with residences starting from $800,000.

The 90-storey tower will comprise 421 residences, offering unobstructed views across Downtown Miami and the Atlantic Ocean. Conceptualised by architect Carlos Ott in collaboration with CUBE 3, the building is positioned as both an architectural statement and a lifestyle address.

Interiors by Meyer Davis aim to reinterpret Delano’s signature aesthetic — refined, contemporary and immersive. Studio, one-, two- and three-bedroom residences will feature Italian-designed Italkraft kitchens, integrated Sub-Zero and Wolf appliances, Waterworks bathroom fixtures and fully built-out closets.

Smart home technology and custom lighting schemes are integrated throughout, aligning with the expectations of globally mobile, design-conscious buyers.

One of the development’s headline features will be the Southeast’s first observation floor with a cantilevered glass deck, positioned 850 feet above ground level.

Food and beverage venues will include Café Delano, an all-day dining restaurant, a sky restaurant and the return of the iconic Rose Bar — reimagined from the original Delano Miami Beach. Designed as a cinematic nightlife space, the Rose Bar aims to anchor the tower’s social identity.

Residents will also have access to the Delano Members’ Club, cultural programming, a wraparound resort-style pool deck, and a Sky Pool located 800 feet above the city.

Wellness facilities under “The Source by Delano” will incorporate treatment rooms, sauna, steam rooms, cold plunge and movement studios, reinforcing the brand’s blend of hospitality and holistic lifestyle.

Select residences will include deeded, glass-encased office suites with secure access and complimentary Wi-Fi, reflecting the growing demand for turnkey work-from-home environments within luxury developments.

The project is supported by Accor One Living, the development and operational platform dedicated to mixed-use and branded residential communities.

For Ennismore, part of the wider Accor group, the launch signals a strategic expansion of Delano beyond hotel operations into standalone residential real estate, tapping into sustained demand for hospitality-driven living experiences.

For PMG, the tower strengthens its supertall footprint in Miami, a market that continues to attract high-net-worth buyers relocating from New York, Latin America and Europe.

As branded residences become an increasingly competitive segment within global real estate, the Delano project positions Downtown Miami as a new focal point for design-led, culturally driven luxury living, blending private ownership with the immersive ethos of a lifestyle hotel brand.
