Nobu Hospitality unveils Nobu Beach Inn in Barbuda, a 36-room ultra-luxury resort and 25 oceanfront residences set to open in 2026 near Princess Diana Beach.

Nobu Hospitality has revealed further details of its latest Caribbean venture, Nobu Beach Inn, a low-density hotel and residential development on the island of Barbuda.

The project builds on the success of Nobu Barbuda, which opened in 2020 on Princess Diana Beach and has since become a destination in its own right. Co-founded by Robert De Niro, Nobu Hospitality is partnering with James Packer and Daniel Shamoon on what is described as a deeply personal expansion of De Niro’s long-held vision for the island.

Construction of Nobu Beach Inn is scheduled for completion by the end of 2026.

Set across 161 hectares and three kilometres of beachfront on Barbuda’s southwest coast, Nobu Beach Inn will comprise 36 guestrooms distributed across 17 individual villas.

The design concept centres on understated, single-storey beachfront bungalows connected by sandy pathways and landscaped gardens. Natural and sustainable materials will be used throughout, intended to blend seamlessly with the island’s environment and preserve its low-density character.

Facilities will include a beach club, oceanfront swimming pool, indoor and outdoor spa, gym pavilion, kids’ club, open-air cinema, two tennis courts and two padel courts.

A curated dining programme will extend beyond the flagship Nobu restaurant, with plans for a waterfront grill specialising in local seafood and an omakase sushi bar, reinforcing the brand’s culinary-led positioning.

The resort will feature a fully equipped water sports centre offering dinghy sailing, water skiing and kitesurfing. Guests will also have access to sailboats and motor yachts for sunset cruises, fishing excursions, scuba diving and island-hopping itineraries.

A rotating roster of visiting chefs, wellness practitioners, DJs and fitness experts is planned, positioning the property as both a retreat and an events-led lifestyle destination.

For high-net-worth travellers and executive clients seeking privacy, the combination of limited keys, villa-style accommodation and curated programming reflects a continued shift towards ultra-exclusive Caribbean resorts with strong brand identity.

Alongside the hotel, Nobu Beach Inn will introduce 25 oceanfront residences, expanding Nobu’s growing global residential portfolio.

Priced from $12 million, the four- and five-bedroom beachfront bungalows are designed for turnkey ownership and can be included in the resort’s rental programme. Residents will have full access to hotel amenities and services, with homes connected by private pools, gardens and pathways.

The residential component underscores the increasing integration of branded real estate into luxury hospitality developments, particularly in the Caribbean.

Barbuda’s Burton Nibbs International Airport, opened in October 2024, now provides direct private jet access and streamlined inter-island transfers. V.C. Bird International Airport in neighbouring Antigua offers direct connections to North America and Europe, including London, New York and Toronto.

From Antigua, the Nobu Beach Inn site is approximately a ten-minute helicopter transfer, reinforcing its appeal to time-sensitive business leaders and ultra-high-net-worth travellers seeking seclusion without sacrificing accessibility.

For Nobu Hospitality, the development signals a continued focus on experiential, design-led resorts in emerging luxury destinations, and positions Barbuda among the Caribbean’s most exclusive beachfront offerings ahead of its 2026 debut.
