Soho House has confirmed that Soho River House Windsor will open in late 2027, turning a 400-year-old neo-Gothic mansion beside the Thames into a permanent members’ club, hotel and sports estate less than an hour from central London.
For UK business travellers the interest is practical rather than glamorous. Oakley Court sits within easy reach of Heathrow, the M4 and the M25, and the 93-bedroom scheme adds a sizeable block of upscale accommodation to a corner of Berkshire that hosts a heavy flow of corporate visitors bound for the Thames Valley technology belt and Windsor itself.
From summer pop-up to permanent home
The Windsor mansion is already familiar to Soho House members. For the past four summers the group has run seasonal pop-ups at Oakley Court, but until now the arrangement has been temporary. The new deal sees the company take on the riverside estate on a permanent basis for the first time, giving it a year-round base outside the capital.
Chief executive Andrew Carnie has framed the project as filling a gap in what London members can access. He describes a country-club-style retreat within easy reach of the city as “the one thing missing” from the group’s offer to members based in the capital. The property occupies 35 acres of grounds, and the group says it will combine the mansion’s period architecture with outdoor wellness facilities and its own house style of interiors.
According to Soho House the site is under 45 minutes from central London, and membership applications are expected to open next year. Anyone hoping to use it for client entertaining or a working retreat in 2027 should register interest early, since the group’s London houses already run long waiting lists.
Bedrooms, courts and a boat club
Once the renovation is complete the estate will offer 93 bedrooms, among them family rooms fitted with curtained bunk beds. That mix suggests the group is targeting the growing number of professionals who extend a working trip into a weekend with partners or children, a trend we have covered before in relation to House 44 by Soho House at Formula 1.
The site will also host the first Soho House Racquet and Rowing Club, with tennis, padel and pickleball courts alongside a boat club, all supported by what the company calls world-class coaching for members and their guests. For business travellers used to a hotel gym and little else, the combination of river access and racquet sports is a considerable upgrade on the standard corporate stay.
Wellness is built around the water. The riverside grounds will be reworked to include saunas, onsen baths and cold-plunge pools, forming an outdoor circuit intended for use throughout the year rather than just in summer. Indoors, a new Soho Health Club will provide the gym and fitness facilities.
Food and drink will run across several formats. Plans for launch include a grill, an open-fire restaurant, food trucks and a bar positioned on the water. Soho House has also lined up a partnership with an established restaurant brand, though it has not yet said which one.
What it means for UK business travellers
The interiors will be overhauled by Soho House Design under managing director Marcus Barwell, who is tasked with bringing the gothic rooms into line with the warm, lived-in look that runs through the group’s other houses.
Soho River House Windsor follows Soho House Manchester, which opened in December 2025 in the former Granada Studios. The group now operates 46 Soho Houses across the UK, Europe, Thailand and the US, together with three The Ned hotels, and the expansion continues despite the corporate upheaval we reported when Soho House secured funding for its takeover.
For SME owners and frequent flyers the appeal is a venue that works for a board away-day, a client dinner or a recovery night after a long-haul arrival, all within a short drive of Heathrow. Readers planning trips through the airport can find terminal, transfer and lounge advice in our Heathrow airport guide. Pricing, membership tiers and room rates have not been announced, and with the opening still more than a year away, expect those details to emerge closer to launch.
