London’s first luxury self-storage facility to open beneath the Biltmore Mayfair

High-end storage units for supercars, fine art and wine to launch in Central London, offering hospitality-grade service for affluent clients and business travellers

Planning permission has been granted for the UK’s first luxury self-storage facility, set to open beneath The Biltmore Mayfair hotel in London next summer. The 42,000 sq ft site, formerly a car park, will be transformed by American operator 1784 Holdings into a premium storage destination for high-value assets including supercars, fine wines and artwork.

The development will feature 593 climate-controlled units ranging from 10 to 300 sq ft, with select spaces designed specifically for vehicle storage. Prices will start at £90 per sq ft annually, making it the most expensive self-storage offering in the UK. The £15 million project will share 24-hour security and CCTV infrastructure with The Biltmore, and will be operated by Self Storage Concierge.

Facilities will include a hotel-style reception and concierge service, reflecting a shift towards hospitality-grade experiences in traditionally utilitarian sectors. Emil Sohrab, CEO of Self Storage Concierge, commented: “We’re already receiving inquiries, which speaks to the growing demand for exclusive, customer-focused storage solutions in central London.”

Edward Matthews, CEO of Mera Investment Management, the private real estate lender financing the £15 million development, said: “This deal underscores the strong fundamentals of the self-storage market, which is attracting American and other international investors keen to gain a share of the market and capitalise on operational resilience and stable inflation linked income.”

The Biltmore Mayfair, owned by Millennium & Copthorne Hotels, first opened in 2019 under Hilton’s LXR Hotels & Resorts brand. Following a rebrand during the pandemic and the departure of chef Jason Atherton, the hotel announced in 2024 that it would operate independently under its own luxury label, The Biltmore Hotels.
