Hilton has completed a $100 million transformation of Ka La‘i Waikīkī Beach, LXR Hotels & Resorts, in a move that hands the group one of its most polished luxury addresses in the Pacific and signals fresh ambition for its top-tier brand in Hawai‘i.

The redesign, finalised on 30 June 2026, marks a new chapter for the 38-storey Honolulu landmark, repositioning it as one of the most refined residential-style retreats in the islands. The 15-year-old property remained fully operational throughout the phased programme, which touched everything from the guest rooms to the lobby, pool, dining venues and spa.

Meaning “the calm”, Ka La‘i now leans fully into its name. The refreshed look balances Waikīkī’s vibrant energy with a sense of serene, contemporary elegance. Led by the award-winning Bryan O’Sullivan Studio, with support from Brooklyn-based Guerin Glass Architects, the work spans all 462 residential-style guest rooms and suites, each reimagined for comfort and connection. Interiors now feature gourmet kitchens fitted with Sub-Zero and Wolf appliances, Italian marble bathrooms and expansive views across the Pacific and toward the volcanic silhouette of Diamond Head.

The culinary direction has also been re-envisioned. Guests can now explore a trio of dining concepts that frame Hawai‘i’s flavours through a modern, elevated lens. The Kini Room offers refined island-influenced cuisine, while Muse Lounge pairs local craft cocktails with sunset views in an intimate, design-forward setting. Bloom Café & Restaurant, set within lush open-air gardens, brings a lighter, coastal sensibility to all-day dining, with menus shaped by local ingredients and a relaxed atmosphere.

Wellness has been woven into the property’s new identity. Spa Ka La‘i anchors the rejuvenation offer, complemented by curated experiences that encourage guests to explore O‘ahu’s landscapes, culture and sense of place. The result, the operator says, is a resort that feels both deeply rooted in the islands and unmistakably global in its polish, a hallmark of the LXR approach to luxury hospitality.

The reopening caps a rapid rise for the address, which only debuted under the LXR banner in early 2024 as the brand’s first property in Hawai‘i. Owned by Irongate and managed by LXR Hotels & Resorts, the hotel has used the investment to bring the building up to the standards expected of Hilton’s luxury collection, a portfolio the group continues to expand worldwide alongside fast-growing labels such as its Curio Collection.

For business and luxury travellers seeking a more residential, restorative take on Waikīkī without sacrificing sophistication, the new Ka La‘i offers a refreshed and resonant sense of arrival. With its transformation complete, the resort stands as one of LXR’s most compelling properties: a sanctuary of calm above the shoreline, where design, dining and destination come together with quiet confidence.
