Nobu Hospitality has announced plans for a major new destination in the English countryside to develop a hotel, restaurant and branded residences across 185 acres in Rutland.

The project marks the brand’s first move into rural England, expanding its portfolio beyond its established urban and resort locations.

Set near the Georgian town of Stamford, the development is described as a first‑of‑its‑kind concept for the group — a retreat shaped around nature, space and slower living.  Nobu says the destination will blend its signature hospitality and dining with a focus on wellness, outdoor experiences and restorative escapes.

A new countryside expression of the Nobu brand

The Woolfox site will feature lake‑view rooms and suites, a Nobu restaurant and bar, curated F&B spaces, a spa, and a collection of branded residences designed to create a full lifestyle destination. Plans also include extensive wellness and leisure facilities, including a spa, pool, gym and landscaped grounds that make use of the estate’s natural setting.

Nobu Woolfox will operate as both a destination and members’ club, offering a countryside base with strong connectivity to major UK cities.

Why Rutland?

Rutland has become an increasingly sought‑after rural destination, known for its unspoilt landscapes, historic villages and outdoor pursuits centred around Rutland Water, one of Europe’s largest man‑made reservoirs. The area offers walking and cycling trails, sailing, water sports and fly fishing, with nearby Stamford and Burghley House adding year‑round appeal.

The Woolfox site sits within one to two hours of London, Cambridge, Birmingham and Manchester, giving it strong appeal for both leisure guests and business travellers seeking a restorative escape without long travel times.

A shift toward experience‑led rural luxury

The project reflects growing demand for destinations that combine hospitality, wellness, dining and residential living in distinctive natural settings. Nobu and Woolfox say the development will introduce a new expression of the Nobu lifestyle — one defined by quiet luxury and countryside calm rather than urban energy
